The covered patio on the water side of the home provides plenty of sheltered seating and an unobstructed view

From the water, the solar panels are visible but low-key, and landscaping installed entirely by the owners shows off beautifully

basement dig-down & remodel

The resident of the new space, who has limited sight, stained the concrete stairs so that the leading edge of the treads are clearly visible. Added lighting in that stairwell ensures that they are safe for her to navigate

The owners also took the opportunity of the remodel to revision the entry to their home with a composite deck that mimics the look of Ipe, and re-pour the concrete entry path. This improvement also makes for a nice space to enjoy the front garden

green exterior makeover

A concrete walk was removed to install a new curving paver pathway to the front door, widening to the length of the new front porch

The porch is anchored by a custom steel railing that is duplicated at the sidewalk entry to the home--a unique design feature that really sets this project apart. All of the wood interiors of the windows were finished with a low-VOC finish--Osmo Polyx Oil. Other low- no-VOC finishes were used in other locations

dormer addition & whole house remodel

Twin cedar arbors define brick-lined patios that lead to a romantic outdoor fireplace. The warm colors of the cedar and brick compliment the deep brown newly painted home, with pops of color from the trees, bushes and plants surrounding it

Hard to believe it's the same home... with added dormer space and a more functional main floor plan and doors

Wrought iron railings finish out the look, and a newly poured walk and short stair by the sidewalk make the entry inviting

The new porch area has windows on two sides, new structural throughout, and siding and trim to match the rest of the home. Proof that small changes can make a big difference

From the alley, vehicles can easily enter and exit the garage, and there is enough space to park additional vehicles outside

The new stairs have masonry steps for aesthetics and function. A middle 'resting step' gives a chance to catch your breath on the way up. The landing at the bottom is a small addition on the main floor deck

A touch added after the project was under way: new stacked cultured stone installed over what was a plain painted concrete wall. The stone adds color and interest to the entry

an entry with interest and accessibility. The views are spectacular, and the new outdoor living space is used regularly by the owners

garage & shop

Careful placement of windows and doors, and an extra-tall entrance door brings lots of light into this cedar-clad shop and garage. The framing elements were designed to be seen instead of hidden

From the opposite side, this new garage has a roll-up door and a carport. There's also a spot in the corner for recycling and trash containers

All of the design elements are focused around the garden, including this rain barrel, which provides additional irrigation

New lap siding makes a huge difference in the look of the home. The new trellis and stairs to the back yard compliment the home

The railings are built from Ipea and steel spacers. Ipea is a very dense tropical hardwood that holds up very well in the Pacific Northwest's damp climate

The trellis at the French Doors has a polycarbonate panel over top to provide some protection from rain
